Tips For Buying & Selling at the Same Time

Either buying or selling a home can be extremely stressful, it can be even more overwhelming if one is trying to do both at the same time. The good news is that this happens all the time and by following a few simple tips, both buying and selling can be a seamless process.

The good news is that you’re planning to move anyway. Before you list your home for sale, why not start packing now? Take personal items and excess furnishings and pack them up and move them to storage. Not only will your home look larger and neater, but you are also getting a start on the move.
Next make sure your agent, or agents, understands the timeline and requirements. There are many standard contingencies that can protect you from owning two homes at once- or none at all. Not only can the purchase of your new home be contingent on successfully closing on your current one but you can also reverse the process and ensure you find a replacement before the close as well.
Finally, get the entire family involved. Be excited about the change and create a moving plan in which everyone has a task and there is a plan for the move itself. By taking a few initial steps, moving can be fun and easy.

As most people know July 4th is the annual celebration of nationhood, which commemorates the passage of the Declaration of Independence by the Continental Congress on July 4, 1776.

Here in Liberty Lake, there will be a firework display at 10 PM. They will be launched from the Diamonds baseball outfields and can be viewed throughout the city from your home or vehicle. There will be no seating as there isn’t an event in Pavillion Park. We hope you enjoy!

Liberty Lake Conservation Loop

 

The Liberty Lake Conservation Area Loop is a 4.7 mile moderately trafficked loop trail located near Liberty Lake, Washington that features beautiful wildflowers. This trail is rated as moderate, so it will be a little more difficult than a beginner’s trail but it such so beautiful. This trail is primarily used for hiking and running, so grab some family or friends and check out this spot!

As many of you know, this last Sunday was Father’s Day!

Each year on the 3rd Sunday of June most United States families celebrate the Fathers in their lives. Did you know Father’s Day originated in Spokane, WA? Spokane’s own Sonora Smart Dodd, one of six children raised by a widower, established the holiday on June 19th, 1910. It was already acknowledged statewide but by 1916 is was recognized as a holiday nationally when President Wilson honored the day!

Windermere Valley/Liberty Lake’s Community Service Day!

Once a year, Windermere agents and staff dedicate a day of work to those in need. From senior centers to playgrounds, food banks, and more, these hands-on projects benefit a wide variety of community-based organizations. With more than one million hours of community service logged to date, we’re proud to continue this tradition of giving back to the communities where our Windermere teams live, work, and play.

Usually, all Windermere Branches close on Community Service Day but since COVID is still affecting most gatherings we weren’t able to all get together… this didn’t stop us from doing our part! We got creative and split into smaller groups to ensure we were able to continue supporting our community.

This year on June 17th, 2021 Windermere Valley/Liberty Lake will be volunteering in sessions with our local 2nd Harvest. We will be keeping the offices open should you need to drop by. Our Winderfam will be helping sanitize and sort donated items into ‘disaster’ relief boxes for the hungry neighbors in our community.

 

Volunteering with 2nd Harvest helps 70,000 meals each day reach the children, families, and seniors in need. If you have an amazing organization that needs support please shoot us a message!

New Developements June 7, 2021

New Developments in Liberty Lake, WA

2020 and 2021 have proven to be very interesting years for Real Estate. To put it plainly, it’s been pretty unpredictable… but that hasn’t stopped builders and contractors from continuing construction, including here in Liberty Lake. Some new developments that have popped up in our backyard are Ridgeline Highschool, the traffic signals and smart control in front of the school on Country Vista Drive, the Liberty Lake Road Preservation Project, and some homes in Rocky Hill.

Ridgeline Highschool is set to open this Fall, with construction on the building steadily moving along. Assuming on what we’ve seen while driving by, it looks like they have to pave the driveway and the parking lot to finish the exterior. They’ve installed the light signals though they’re not functioning yet, I’m sure the pedestrians who frequent Appleway on their runs and walks will love them!

The Liberty Lake Road Preservation Project is pretty self explanitor, our city council members put together a project to help ensure that our roads stay prestine!

Rocky Hill is developing a little hub over here in Liberty Lake, that we were elated to hear about! The same contractors who built Kendall Yards, Greenstone, are hoping to bring a walkable social center to us (think Liberty Lake’s version of Kendall Yards)

We’re excited to see all of the new construction happening all around us!

Memorial Day 2021

Today, May 31st, the last Monday many American’s across our nation remember the brave men and women who gave their lives for our country. Originally known as Decoration Day, it originated in the years following the Civil War and became an official federal holiday in 1971.

In four years of fighting, more than more than 622,000 Americans, from the North and the South, had died. The government established national cemeteries for the Union fallen, while cemeteries were established in cities and towns across the country. With those cemeteries came mourners, they decorated the graves of their fallen heroes with flowers, they recited prayers, they held tributes. It began as a very solemn day.

The modern Memorial Day observance began with the end of the Civil War and has evolved into many different types of remembrance. Many Americans observe Memorial Day by visiting cemeteries and memorials. Some people wear a red poppy in remembrance of those fallen in war—a tradition that began with a World War I poem, and some choose to spend time to attend memorial remembrance events.

We hope you have a peaceful weekend, whether you plan to observe the holiday with a parade, a service, or a moment of silence.

Liberty Lake’s Farmers Market season has commenced! The farmer’s market will be held in Town Square Park, (1421 N. Meadowood Lane, Liberty Lake, WA) every Saturday running May 15th – October 9th, from 9:00 Am – 1:00 Pm. Vendors include local farmers, food trucks, artisan crafters, non-profit groups, and musicians. Pop on over to be apart of Liberty Lake tradition! It’s a lovely time whether you’re looking for fresh produce, wanting to eat some delicious local food, or if you’re just wanting to go on a outing with friends & family.  The LL Farmer’s Market will be observing all DOH & CDC protocols, so be sure to bring your mask! Liberty Lake May 2021 Market Stats

Liberty Lake, WA has seen a crazy housing market this last year; homes are selling faster than we can make them live. Liberty Lake continues to be a hot spot in our Spokane County market. Our average sales price for the month of April was $578,632 and our average days on market was 4 days, which is well above the national average. Our inventory is pretty limited sitting at 10 days of inventory, meaning if we didn’t put any more homes on the market we would sell out in just over a week! Limited inventory and high demand from buyers are keeping us on the map.

 

 

This market has been record breaking just about every month over the last year and this month isn’t very different. NAR (National Association of Realtors) is usually a month behind since they have national calculations to make but as you can see, in just the month of March alone homes sales climbed to $6.1 million! The national inventory of homes is quite low which is helping homes sell for higher price ranges which have brought up our National Media Sales price to $329,100.

 

If your thinking of selling, now could be the perfect time!
